Type of PMAY Scheme

There are two sub-sections of the PMAY scheme which are divided on the basis of the area on which they focus:

1.       Pradhan Mantri Awas Yojana Gramin - The Pradhan Mantri Awas Yojana – Gramin (PMAY-G) was previously known as the Indira Awas Yojana and was christened as PMAY-G in 2016. The scheme is aimed at the provision of affordable and accessible housing units to eligible beneficiaries in rural regions of India (excluding Chandigarh and Delhi). Under this scheme, the Government of India and the respective state governments share the cost of development of housing units in the ratio of 60:40 for plain regions and 90:10 for North-Eastern and hilly regions.

2.       Pradhan Mantri Awas Yojana Urban - The Pradhan Mantri Awas Yojana – Urban (PMAYU), as the name suggests, is focussed towards the urban areas in India. At present, there 4,331 towns and cities which are enlisted under this scheme. The scheme is set to function under three different phases:

·         Phase 1: Under Phase 1, the government targeted to cover 100 cities in different states and UTs across the country from April 2015 to March 2017.

·         Phase 2: Under Phase 2, the government targeted to cover 200 more cities in different states and UTs across the country from April 2017 to March 2019.

·         Phase 3: Under Phase 3, the government targeted to cover the cities which have been left out in Phase 1 and Phase 2 and attain the target by the end of December 2024.

·         Apply for a home loan from any listed lending institution asking for subsidy.

·         The lending institution will review your application and you are eligible, your application will be sent to the Central Nodal Agency.

·         Upon verification, if your application is approved and no discrepancies are found, the Central Nodal Agency will disburse the subsidy amount to the lending institution.

PMAY Loan Eligibility

The government will use the The Socio Economic and Caste Census of 2011 (SECC 2011) to identify and select the list of PMAY beneficiaries. The village panchayats along with tehsils will be considered for consultation of beneficiaries before making the list under the rural housing scheme. This is going to be done in order to ensure transparency of the project and also make sure that only the deserving receive the aid in housing.

FAQs on Pradhan Mantri Awas Yojana (PMAY)

1. What is Pradhan Mantri Awas Yojana (PMAY)?

Pradhan Mantri Awas Yojana (PMAY) is an initiative by the government for supplying affordable houses to the poor people of cities and rural India. The Prime Minister, Narendra Modi, in 2015 rolled out this program with an ambition to ensure every Indian family acquires a pucca (permanent) home with modern facilities by the year 2022. Under the program, government financial aid is given to its beneficiaries so they can construct or purchase a dwelling.

2. Who are eligible for PMAY?

Eligibility for PMAY is based on different parameters like annual income, urban/rural residence, and the current housing situation of the applicant. Generally, economically weaker sections (EWS), low-income groups (LIG), and middle-income groups (MIG) are eligible under the scheme. The applicant must not have a house, and priority is given to women, Scheduled Castes (SC), Scheduled Tribes (ST), Other Backward Classes (OBC), minorities, and differently-abled individuals.

3. What are the types of PMAY?

PMAY has two components: **PMAY Urban (PMAY-U)** and **PMAY Rural (PMAY-G)**. PMAY-U is designed for individuals living in urban areas, while PMAY-G is aimed at giving housing to rural poor families. Both components provide subsidies, but the guidelines vary depending on the type of applicant and area.

4. What is the funding pattern under PMAY?

A credit-linked subsidy is provided by the government to PMAY beneficiaries. A subsidized interest on home loans is provided, with interest being subsidized up to 6.5% for various income groups. The amount of loan eligible for subsidy varies depending on the income group. For the rural segment, financial support is also given for the construction of houses with a greater subsidy share.

5. How can one apply for PMAY?

The application process for PMAY can be done both online and offline. For the online process, eligible candidates can visit the official PMAY website (pmaymis.gov.in) and apply through the "Citizen Assessment" link. In rural areas, applications are often facilitated through Panchayats or other government offices.

6. What are the benefits of PMAY?

The key benefits of PMAY include:

- Finance for construction or purchase of houses.

- Subsidy on home loan (max. 6.5% based on the income category).

- Subsidized housing for the slum dwellers and urban poor.

- Development of infrastructure and improved living conditions for beneficiaries.

7. What is the interest subsidy under PMAY?

PMAY provides interest subsidies on home loans under a Credit Linked Subsidy Scheme (CLSS). The subsidy is offered at varying rates depending on the income group of the applicant:

- EWS and LIG: 6.5% subsidy on loans of up to ₹6 lakh.

- MIG-I (Annual Income ₹6-12 lakh): 4% subsidy on loans of up to ₹9 lakh.

- MIG-II (Yearly Income ₹12-18 lakh): 3% interest subvention on loan up to ₹12 lakh.

8. Is there a limit on the amount of loan under PMAY?

Yes, the maximum loan amount that can be subsidized depends on the income group and category of the applicant and type of house. For instance, for urban areas, the loan amount may extend up to ₹6 lakh for EWS and LIG applicants, while for MIG categories, it may extend to ₹12 lakh.

9. What are the documents required to apply for PMAY?

The major documents required for PMAY application are:

- Aadhar Card or any other identity proof.

- Income proof (such as salary slips or income certificates).

- Land ownership proof (in case of house construction).

- Bank account details for disbursal of the loan.

- Passport photographs.

10. How does the PMAY scheme help the housing sector?

PMAY seeks to meet the shortage of housing in India by delivering affordable housing for low and middle-income households. Through the provision of subsidies, it incentivizes financial institutions to lend to those in the lower income groups, thereby raising the level of homeownership. The scheme also spurs the construction industry, creates jobs, and helps in the economic development of the country.
